End of tenancy cleaning checklist (Birmingham landlords' version)

Most deposit deductions in Birmingham come down to cleaning, not damage. Inventory clerks work from a checklist, so this is the one worth working from too.

Kitchen (where most deposits are lost)

  • Oven interior, racks, door glass and extractor filter
  • Inside and on top of all cupboards
  • Fridge and freezer defrosted and wiped
  • Washing machine drawer and seal
  • Sink, taps and splashback descaled
  • Skirting boards and floor edges

Bathrooms

  • Limescale off taps, shower screen and tiles
  • Grout scrubbed
  • Extractor fan cover cleaned
  • Toilet including behind the base
  • Mirrors and cabinets inside and out

Living areas and bedrooms

  • Inside wardrobes and drawers
  • Skirting, door frames, handles and light switches
  • Internal windows, frames and sills
  • Carpets thoroughly vacuumed
  • Cobwebs and light fittings

Before the inspection

Empty the property first, because clerks check inside every cupboard. Take dated photographs of each room once cleaned, and keep your cleaning receipt: agents accept a professional invoice as evidence.
