End of tenancy cleaning checklist (Birmingham landlords' version)
28 July 2026 · 6 min read
Most deposit deductions in Birmingham come down to cleaning, not damage. Inventory clerks work from a checklist, so this is the one worth working from too.
Kitchen (where most deposits are lost)
- Oven interior, racks, door glass and extractor filter
- Inside and on top of all cupboards
- Fridge and freezer defrosted and wiped
- Washing machine drawer and seal
- Sink, taps and splashback descaled
- Skirting boards and floor edges
Bathrooms
- Limescale off taps, shower screen and tiles
- Grout scrubbed
- Extractor fan cover cleaned
- Toilet including behind the base
- Mirrors and cabinets inside and out
Living areas and bedrooms
- Inside wardrobes and drawers
- Skirting, door frames, handles and light switches
- Internal windows, frames and sills
- Carpets thoroughly vacuumed
- Cobwebs and light fittings
Before the inspection
Empty the property first, because clerks check inside every cupboard. Take dated photographs of each room once cleaned, and keep your cleaning receipt: agents accept a professional invoice as evidence.
